What Is a Maintenance Bond?

6 months — simple works such as painting, landscaping, or light interior fit-out
12 months — standard commercial or industrial buildings
24 months — large-scale infrastructure, mechanical installations, or EPC projects

The bond is valid from the first handover date (BAST I) until the final handover (BAST II) or the expiry date stated in the bond document.

Maintenance Bond vs Cash Retention: A Better Option for Contractors

Traditionally, project owners withhold a percentage of the contractor's final payment as cash retention (typically 5%) to secure maintenance obligations. This practice ties up a contractor's liquidity during the maintenance period.

By issuing a maintenance bond, a contractor can request full release of the final payment — substituting the cash retention with an insurance guarantee. The result:

The contractor receives 100% of the final payment with no retention withheld
The project owner retains equivalent protection through a formal insurance guarantee
The contractor's cash flow improves significantly, enabling reinvestment into the next project
